How much is food and beverage?

All meals are prepared by your private chef and tailored to your preferences. Guests select from curated menus in advance, and our team sources all groceries, beverages, and ingredients locally. The cost of food and beverage is based on actual purchase receipts plus a 30% service and coordination fee, which covers shopping, handling, and preparation. On average, guests spend approximately $50–$75 USD per person per day, including food, alcohol, and the pre-stocking service fee.

Is Sargazo a problem?

Sargazo (seaweed) naturally drifts along parts of the Caribbean coastline, varying by season and current. Villa TuluMar’s location in Tankah Bay offers more protection than central Tulum beaches, and our staff performs daily beach grooming to maintain pristine shoreline conditions.

How does transportation work?

Your stay includes one round-trip airport transfer from Cancun or Tulum airports, coordinated by your concierge and operated by licensed professional drivers. A private chauffeur and Suburban SUV (up to 7 passengers) are available daily from 8 a.m. to 8 p.m. for local outings, dining, and excursions in the Tulum area. Additional transfers, extended hours, or larger-capacity vans can be arranged upon request.

What spa services do you offer?

Each stay includes two 90-minute in-villa massages by certified therapists. You may also book additional services such as facials, body scrubs, and couples’ rituals, enjoyed in your suite, on the rooftop lounge, or beachside. Reservations are arranged through your concierge.

What hours are the staff available?

Villa TuluMar has live-in caretakers residing in a private apartment above the detached garage. They are on call 24/7 for any urgent or emergency needs. Meal service and chauffeur hours are available daily from 8 a.m. to 8 p.m., covering breakfast, lunch, and dinner service as well as local transportation within the Tulum area.

Is laundry service included?

Yes. Laundry service is included in your stay. Simply place your dirty clothes in the laundry basket provided in your suite closet. When you’re ready for it to be washed, leave the basket outside — our staff will collect, wash, and return your clothes neatly folded to your room. Laundry service is typically provided once mid-stay or upon request at any time.

Do you have high-speed internet?

Yes. Villa TuluMar features redundant high-speed connections — a dedicated 1,000 Mbps fiber-optic line supported by Starlink satellite internet as backup. Mesh Wi-Fi extends throughout the villa, rooftop, and beachfront areas, providing seamless connectivity for streaming, remote work, or video calls.

Is the water safe to drink?

Absolutely. Villa TuluMar has its own private water-treatment plant combining rainwater and well sources through triple filtration and reverse-osmosis desalination. All drinking-water faucets deliver purified water, and bottled water is provided for convenience. Bathing and shower water are also treated and safe for everyday use.

Are power outages an issue?

While power interruptions are common in the region, guests remain unaffected. The villa is fully equipped with 48 solar panels, battery backup storage, and a whole-house automatic generator. In the event of a grid outage, systems switch seamlessly — ensuring uninterrupted electricity, air-conditioning, and internet.

Is the area safe?

Yes. Villa TuluMar is located within a private gated community on Tankah Bay, one of the most secure residential enclaves in the Riviera Maya. The community is protected by 24/7 armed security guards who patrol both the gated entrance and the bay area. Guests enjoy complete peace of mind with constant surveillance, controlled access, and a friendly on-site team dedicated to guest safety and privacy.

Is there construction nearby?

Tankah Bay is a quiet, low-density residential area with minimal development compared to downtown Tulum. There are no active construction sites adjacent to the villa, ensuring tranquility and privacy.
